Consulting:

Professional and complete consulting service/advice covering all facets of design/build. One hour dedicated to educating, informing and guidance. Listening to your needs and providing comprehensive feed back.   Initial first meeting ‘no charge’.

Further Consulting services at $100.00 per hour.

Estimates

General estimating and budgeting for all size projects. Provided to give homeowners direction for project forecasting.

Provided at no cost during the initial ‘no charge’  consulting.

Written Proposals

Fully detailed, forty to fifty pages in length, document outlining important information and details that are designed to assist the homeowner and builder in achieving the objective of building a quality project, at a fixed price and at a fixed time line.  All details required to ensure a perfect project from all aspects. Most homeowners tend to think they know what a contract at looks like. Do not make the mistake, most people do, by thinking that you know what a contract should look like. Our lengthy and extremely comprehensive document will protect you the homeowner and can be used with Lincoln Hills as your builder, or with any other builder. Our document is the perfect contract to guarantee that you, the builder and the project work extensively with each other for the advancement of one another.

Design

Design is more than putting pencil to paper.  Design is about return on investment, about technical attributes that work with-in a budget, about fitting into your lifestyle, and about blending into the neighborhood environment.

Preliminary drawings start at $1.00 per sq.ft.

Structural drawings start at $0.50 per sq.ft.

HVAC drawings start at $0.40 per sq.ft.

Architectural drawings start at $1.00 per sq.ft.

Site Plan start at $0.10 per sq.ft.

Dvd drawings included, applications for Zoning Review, COA, Permit, are provided and included.

City fee or COA representation at standard rate.

General Contracting Build

We provide complete building services, from drawings, to permits, to city facilitating, fee coverages, surveying, service locates, complete building of project all at fixed price and fixed time lines.

All trades professional in their fields, licensed, and dedicated to providing the best possible solutions and service to you’re the homeowner under our direction and complete responsibility.

All work is performed as per contract and drawings and reviewed and inspectedby city examiners, all built under the guild lines of the Ontario Building Code, all with-in the budget set out and the time lines set out, all guaranteed in writing. Our building format is second to none in Toronto.

Project Management Program

We also offer complete Project Management services, whereby, you the owner will deal directly with the contract signing and payments to trades, but we will prepare, over see and manage all aspects including the above stated with regards to the complete build of the project from A-Z.

This type of service is typically more suitable to projects in excess of $500,000.00 and is typically for homeowners that are comfortable with a non-fixed contractual price.
