I HAD THE PLEASURE OF MEETING AND CONTRACTING WITH CHARLES SCIBERRAS FOR A HOME ADDITION. HIS KNOWLEDGE AND EXECUTION TO DESIGN, SUPPLY MATERIALS, SUPPLY TRADES, AS WELL AS ON-SITE MANAGEMENT WAS TOTALLY PROFESSIONAL INCLUDING MEETING THE EXPECTED COMPLETION DATE.

CHARLES DID ALL THE DESIGN WORK WITH CREATIVITY AND PURPOSE, DRAWINGS AND ACHIEVING ALL BUILDING PERMITS. HE ALSO FASHIONED OUR CONTRACT WITH TOTAL INFORMATION FOR EVERY ASPECT OF THE PROJECT DETAILING ALL REQUIRED INFORMATION AND AGREEMENTS. ANY AND ALL ISSUES THAT CAME UP DURING THE PROJECT WERE EASILY OVERCOME BY CHARLES.

I HAVE KNOWN CHARLES SCIBERRAS FOR ABOUT A YEAR SINCE HIRING HIM FOR A SINGLE DETACHED HOME CONSTRUCTION IN NORTH YORK.

I HAD MET WITH MANY CUSTOM BUILDING ORGANIZATIONS, BUT CHOSE TO GO WITH MR. SCIBERRAS BECAUSE OF THE PERSONALIZED ATTENTION AND GENUINE COMMITMENT I RECEIVED FROM THE VERY FIRST MEETING WITH HIM.  DURING THIS TIME I HAVE COME TO RELY ON MR. SCIBERRAS FOR HIS VAST KNOWLEDGE OF THE CONSTRUCTION PROCESS AND HIS QUICK DESIGNING ABILITIES SOLUTIONS.

I AM HAPPY TO REPORT, MANY MONTHS LATER, THAT HE HAS NOT DISAPPOINTED ME WITH ANY OF THE DIFFICULTIES THAT A PROJECT OF THIS SIZE ENTAILS: FROM THE ASSEMBLING OF THE DRAWINGS, THROUGH THE RED TAPE OF CITY MATTERS, TO THE SMART AND SOUND ADVICE ON THE MOST MINUTE OF MATERIAL CHOICES AND ITS COST EFFECTIVENESS.

FROM THE VERY BEGINNING, MR. SCIBERRAS'S SHOWED A PERSONAL TOUCH AND LEVEL OF SERVICE THAT WAS CONSISTENT THROUGHOUT EVERY STEP OF THE PROCESS, FROM THE ABILITY TO DEVELOP AN INFORMATIVE AND WELL OUTLINED CONTRACT, TO THE FAIRNESS OF ITS EXECUTION. WE'VE HAD MANY DISCUSSIONS ON DECISIONS THAT HAD TO BE TAKEN, AND ACTION SOON FOLLOWED SUIT.  MR. SCIBERRAS MADE ME FEEL THAT MY BIGGEST LIFE INVESTMENT WAS A MATTER OF PRIORITY TO HIM AND HIS ENORMOUS EXPERTISE IN THE SUBJECT ALWAYS MADE YOU FEEL AT EASE EVEN IN FRONT OF UNSURMOUNTABLE PROBLEMS. HE RETURNED MY CALLS IMMEDIATELY AND WAS PROACTIVE IN COMING TO VISIT ME WHENEVER AN ISSUE NEEDED FURTHER DISCUSSION. AS THE PROJECT IS ALMOST NEARING TO A CLOSE, I CAN SAFELY SAY THAT THE QUALITY OF THE PRODUCT HAS PERFECTLY MATCHED HIS SERVICE.

THE PROJECT WAS – FROM INCEPTION TO COMPLETION – A WELL-MANAGED, TIMELY AND EFFECTIVE RENOVATION.

DEAR CHARLES,

MICHAEL AND I WOULD LIKE TO THANK YOU FOR ALL YOUR VERY IMPRESSIVE MANAGEMENT ABILITIES AND DIRECTION OF OUR PROJECT.  AFTER THE HORRIFIC EXPERIENCE, WE HAD DEALING WITH OUR INSURANCE COMPANY FOR THREE MONTHS TO RESOLVE THE STORM ISSUE, IT WAS A BLESSING TO HAVE FOUND YOU TO LOOK AFTER US.
THIS PROJECT WAS SO EXTENSIVE IN SIZE AND DETAIL, AS YOU KNOW DUE TO THE OVERALL EXTENSIVE DAMAGE AND SIZE OF OUR HOME AND THE NEED TO TRY TO RESTORE IT BACK TO ITS ORIGINAL GRAND HISTORICAL LOOK, WE WERE WITH GREAT WORRY.

TO WHOM IT MAY CONCERN:

MY WIFE AND I HAVE WORKED WITH CHARLES ON 4 MAJOR PROJECTS OVER THE PAST DECADE.

THE 1ST WAS AN ASSESSMENT OF OUR CURRENT HOME TO DETERMINE WHAT COULD BE DONE TO RENOVATE AND EXPAND TO FIT OUR GROWING FAMILY.   THE 2ND WAS A PROJECT IN A CENTURY NEIGHBOURHOOD WHEREBY CHARLES CONSULTED WITH THE CITY OF TORONTO (VARIOUS DEPARTMENTS) TO DETERMINE THE REQUIREMENTS OF A MAJOR EXPANSION AND RENOVATION OF AN EXISTING MODEST SIZED 2-STOREY HOME ON A LARGE LOT INCLUDING DRAWING PLANS. ULTIMATELY AND LARGELY BASED ON THE RESULTS OF CHUCK’S RESEARCH AND ADVICE, WE ABANDONED BOTH PROJECTS DUE TO CONCERNS PERTAINING TO PERMITS AND NEIGHBOURHOOD INTERFERENCE.

THE 3RD PROJECT ENTAILED THE MAJOR BUT “SURGICAL” RESTORATION AND RENOVATION OF A 3-STOREY 107 YEAR OLD GRAND HOME. THE HISTORICAL ARCHITECTURAL DESIGN OF THE PRIMARY EXTERIOR HOME AND THE COACH HOUSE WERE MAINTAINED WITH RESTORATION PERFORMED TO CORRECT THE CENTURY OLD BRICK AND STONE DETERIORATION AS WELL AS UNDESIRABLE CHANGES MADE BY THE 2ND OWNER OF THE HOUSE. THE 2ND AND 3RD STOREYS WERE COMPLETELY GUTTED AND RE-DESIGNED. IN PARTICULAR, THE CHOPPY, SMALL ROOMED NATURE OF THE ORIGINAL CONSTRUCTION POSED TREMENDOUS CHALLENGES THAT WERE RESOLVED THROUGH THE EXPERIENCE AND DESIGN CREATIVITY THAT CHUCK BROUGHT TO THE TABLE. THROUGH HIS INGENUITY AND COLLABORATIVE APPROACH, WE WERE ABLE TO CREATE A 1 BEDROOM + STUDY OASIS FOR OUR TEENAGED DAUGHTER ON THE 3RD FLOOR PLUS 2 LARGE BEDROOMS FOR EACH OF OUR SONS PLUS A MASSIVE MASTER BEDROOM WITH SITTING/MEDITATION AREA, A DEDICATED GOWN AND SHOE CLOSET PLUS A SPA ENSUITE WITH BUILT-IN TOWEL/LINEN CABINETRY PLUS SPACIOUS HIS AND HERS WALK-IN CLOSET ON THE 2ND FLOOR. A LARGE FAMILY WASHROOM WAS ADDED. FINALLY, EACH BOY HAD THEIR OWN PEDESTAL SINK IN THEIR CLOSETS TO PERMIT FACE WASHING/TOOTHBRUSHING. WHILE A BIT EXTRAORDINARY, MORNING AND BEDTIME SIBLING ARGUMENTS WERE AVOIDED.

THE MAIN FLOOR WAS COMPLETELY REDESIGNED AND RENOVATED AS WAS THE BASEMENT. ALL CENTURY DESIGN ELEMENTS WERE MAINTAINED INCLUDING BOTH FIREPLACES, TRIM, MOULDING, STAIRS, ETC. THE TRIM AND MOULDING WERE MADE OF AN IRREPLACEABLE WOOD SPECIES SO DAMAGED PIECES AND NEWLY ADDED ROOM TRIM/MOULDING HAD TO BE METICULOUSLY MATCHED. CHUCK’S ADVICE WAS INSTRUMENTAL IN THIS REGARD.
OTHER SIGNIFICANT CHALLENGES INCLUDED ADDING AIR CONDITIONING WHERE NONE PREVIOUSLY EXISTED WHICH WAS ACCOMPLISHED VIA A HIGH VELOCITY “SPACE-PAK” SYSTEM WHEREBY FLEXIBLE AIR DELIVERY TUBES RAN THROUGH THE FLOOR BOARDS. NO DUCTING REQUIRING DAMAGING THE ORIGINAL WOODWORK (WAINSCOTING, TRIM, BASEBOARD, FLOORS, STAIRWELL) WAS NECESSARY. THE HOME WAS HEATED USING A RADIATOR BASED SYSTEM. ALL EXISTING PIPING WAS CHANGED TO A MODERN FLEXI-TUBE HOT WATER DELIVERY SYSTEM. AUXILIARY PUMPS WERE ADDED TO HELP RAPID CIRCULATION OF THE HOT WATER. WE PREFERRED TO KEEP EXISTING RADIATORS WITH NEW “RETRO STYLE” RADIATORS INSTALLED IN NEWLY CREATED ROOMS. ALL OTHER PLUMBING AND ELECTRICAL WERE ALSO REPLACED.
THE 3RD PROJECT WAS MORE STRAIGHT-FORWARD BEING A LATE 1950’S 1-STOREY RAISED BUNGALOW CONVERTED TO A 2-STOREY STONE AND STUCCO FAMILY HOME. THE HOUSE WAS TAKEN DOWN TO THE BRICK AND CONCRETE. THE BASEMENT WAS COMPLETELY RE-DESIGNED AND THEN FINISHED (IN-LAW SUITE WITH BEDROOM + BATHROOM + KITCHEN + DEN, LAUNDRY WITH CABINETRY FOR SPORTS GEAR, STORAGE AREA). THE MAIN WAS ALSO COMPLETELY RE-DESIGNED AND FINISHED (GOURMET KITCHEN, OPEN CONCEPT LIVING ROOM, DINING ROOM, FAMILY ROOM, HIDDEN POWDER ROOM AND PANTRY, LINEAR FIREPLACE WITH FEATURE WALL). THE NEW 2ND STOREY ALLOWED FOR A LARGE MASTER BEDROOM WITH SITTING/MEDITATION AREA, WALK-IN CLOSET WITH DEDICATED SHOE STORAGE, ENSUITE + 3 BEDROOMS AND 2 ADDITIONAL BATHROOMS (BOYS AND GIRLS) + LINEN CLOSET. ALL MATERIALS WERE 1ST RATE.
ON EACH PROJECT, CHUCK SPENT A GOOD DEAL OF TIME CONSULTING WITH US TO DETERMINE OUR BUDGET, WANTS AND NEEDS, AND ARCHITECTURAL PREFERENCES. THE QUOTATION WAS VERY EASY TO FOLLOW BEING FORMATTED AS: PLUMBING + ELECTRICAL + FRAMING + ALL THE OTHER REQUIRED CONSTRUCTION ELEMENTS FOLLOWED BY ALLOWANCES FOR FINISHED ITEMS SUCH AS KITCHEN, BATHROOMS, TRIM, MOULDING, DOORS, STONE, ETC. ANY EXTRAORDINARY ITEMS SUCH AS THE LINEAR FIREPLACE WITH STONE FEATURE WALL, DECK WITH GLASS RAILINGS, ROOF PEAKS, ETC. WERE ALL CLEARLY DELINEATED. THE ALLOWANCES WERE VERY REALISTIC AND WE DID NOT EXCEED BUDGET.

EVERY PROJECT HAS THINGS THAT UNEXPECTEDLY ARISE. IN FACT, IT IS NOT A QUESTION OF WHETHER SOMETHING WILL ARISE BUT WHAT WILL ARISE. WE FOUND THAT, DUE TO HIS YEARS OF EXPERIENCE, CHUCK WAS ABLE TO PROVIDE US WITH A CONTINGENCY BUDGET OF ITEMS THAT MAY ARISE. FOR EXAMPLE, WITH THE CENTURY HOME, CHUCK ADVISED THAT HE WAS QUITE CERTAIN THAT WALL INSULATION WOULD SIMPLY BE OLD NEWSPRINT AND THAT, IF THAT CAME TO BE TRUE, THE COST OF INSULATING WOULD BE $X. IN THE CASE OF OUR 3RD PROJECT, WE WERE FORCED TO GO TO THE COMMITTEE OF ADJUSTMENT. CHUCK STEERED US THROUGH THE PROCESS, ASSISTED WITH DOCUMENTATION, ATTENDED WITH US AND REPRESENTED OUR SIDE. THE OUTCOME WAS POSITIVE WHEREAS OTHERS ATTENDING THAT DAY WERE NOT SO FORTUNATE. AND, OF COURSE, CHUCK WORKED WITH THE CONSTRUCTION TEAM TO ENSURE THAT THINGS THAT COULD BE DONE WERE DONE DURING THE DELAY CAUSED BY THE CITY’S RIDICULOUS PROCESS.
